Glass Partitions – Contemporary and stylish allowing light to permeate through a space. Creating open plan and private spaces seamlessly. Reception and meeting rooms with that ‘wow’ factor! Glass partitions offer great versatility and creativity. Manifestation (film applied to glass and often opaque) allows designs, logos, corporate messages and more to express your organisations individuality.
Plasterboard Partitions –Stud and plasterboard partitions finished in a contemporary colour creates feature walls and allow larger spaces to be divided. Suitable for secure rooms for IT and confidential private offices and boardrooms. Offering excellent acoustic qualities for busy call centres and back offices. Introduce glazed elements to achieve a quality design inexpensively.
Raised Access Floors – Modern offices and some refurbished offices will be fitted with a raised access floor. Comprised of 600mm x 600mm floor tiles mounted at the tile corners on pedestals. This provides an underfloor void for services allowing flexibility for power and voice/data delivery throughout a space. Flush floor boxes provide services to rooms, groups of desks or individual desks and can be simply moved to suit later reorganisations.
Suspended Ceilings – Becoming universal in most office spaces, a suspended ceiling offers flexibility for lighting. A typically 600mm x 600mm grid allows lay in light units to be simply moved to allow for construction of partitions and or relocation so they are above desk positions. The void created also conceals unsightly air conditioning, ventilation ducts and plumbing pipe work. Access for service and maintenance is straightforward. More sophisticated designer suspended ceilings with lighting features offer great scope for designers.
Lighting – Light-Emitting Diode (LED) light units offer excellent lighting properties for working at a computer, something which can be an issue with typical fluorescent lights. LED lights have the advantage of lower energy consumption and longer life when compared to incandescent and fluorescent lights. Walls lights, uplighters and down lighters can create striking lighting. Light tones and even colours can form part of and integrate with a design.
Power – Be aware of your power requirements and the supply availability. Communications rooms and air conditioning will add significant load to your supply. Establish the Amps load required by all your systems and equipment and check the incoming supply rating. Individual circuits need to be considered also, it is not advisable to connect extension leads to individual sockets without knowing the circuit rating and what other sockets the circuit supports.
Plumbing – Often overlooked, check the condition of welfare facilities, typically in office buildings these are provided by the landlord and are shared by the tenants. Staff and guests will appreciate high standards. Wet heating systems can be costly to install and older systems are inefficient. When providing a staff tea point or staff room consider proximity to water supplies and particularly waste connections. Although a macerator pump can be used to pump your tea point waste via the ceiling void, ideally this should be avoided.
Air Conditioning – Modern heat pump systems provide cooling or heating and are a cost effective renewable technology. Heat pumps transfer heat from one environment to another via a refrigerant. For cooling heat pumps work by transferring the heat from internal space to the outside air, thus cooling the inside space. In reverse, heat pumps can extract latent heat from the outside air (even when the temperature outside is down to -20°C) and pump it inside to heat indoor space.
Security – An intruder alarm system and access control will provide security and deny access to unauthorised persons. While CCTV can monitor and provide a record of persons movements. Internet and mobile technology allows remote alarms, alters and monitoring. Security should be visible and provide a deterrent.
Signage – Exteriors and interior signage are all part of corporate branding and identify your business within the community. Signage not only announces your presence but also forms part of your corporate brand. Beware of the need for planning permission for an exterior sign and landlords consent for interior signage within a buildings common parts. Interior directory signage if often provide by the landlord within the reception.
